Juror’s Comments:

This submission has all the elements sought for by the competition, green, buildable, and replicable.   The jury liked the look and feel of this design, which offered a range of unit sizes on 3 subdivided lots, including a granny flat (or one bedroom rental unit) for the larger dwelling and the high living room ceilings in the rear houses.  Simple, yet functional floor plans.  From a planning standpoint, the site layout has a nice feel to it, very compatible with the neighborhood, and open space for each unit.Juror’s particularly liked the way that the building heights were scaled down at the front of the site, creating a softer impact at the street.

Juror’s Comments:

This submission more than any other, epitomized the “green” concept, both in design and utilization of materials.  From the use of structural concrete insulated panels in the walls and floors to the green eco roof with photo-voltaics and solar water heating panels, to the readily adaptable interior spaces and suggestion of diagonal street parking offsite, this design has many currently applicable concepts for the prototypical townhouse.

Juror’s Comments:

Housing.  This submission provides 6 units on 3 lots, each with a main unit of 3 to 4 bedrooms and 2 bathrooms, as well a rental unit to offset mortgage expense.  A simple yet replicable design which doesn’t feel crowded, ground floor and rooftop patios, this utilization of the small lot ordinance goes a long way toward providing much needed workforce family housing in the city.

Juror’s Comments:

Juror’s liked the uniqueness of this design, and were impressed with the private courtyards provided for outdoor space, as well as the use of clerestory windows for airflow.  They praised the linearity of the concept and the separation of living spaces within each unit.   While expressing some misgivings about the viability of the parking area, they liked the idea of breaking up the street frontage with a small independent unit, and the mix of unit sizes in the development.
